Dibiase has given us excellent service and great advice. I initially called them after another company installed a new air conditioner that left us with so much moisture and condensation, in our basement, that we had to replace the dry wall in the ceilings. On each occasion Joe or Chris have gotten back to me immediately and been able to give me an appointment on the same day. Their advice takes into account my budget and an excellent knowledge base.

Spoke with homeowners regarding the balancing issues. The master bedroom was getting too hot when the sensor was in another room on the 2nd floor and the other rooms would get too cold when the sensor was in the master bedroom. Controls are setup to work off of thermostat or sensor only and it is not set to averaging. They said averaging was not working for them. Reviewed ductwork and found dampers present on all 2nd floor branch runs. Some 1st floor runs had dampers but not all runs. Measured airflow to each supply register. Adjusted second floor dampers and cut back more in master bedroom but cut back entire second floor to move more air to first floor as first floor is 5 degf cooler than second floor and insulation was being added today. Measured airflows to each regiater again.

Home Performance Estimate, Bryan Mayr, PA Reviewed home for ways to improve comfort and efficiency. Reviewed attic space, basement, and all areas in between. Main concern is room over garage that is cold in winter and high energy bills in excess of $800/month during winter and summer.

Completed 6 Month inspection for 14SEER 1.5 Ton Heat pump. Filter ok (16x20x1) Measured temperature rise (58-78=20°; Outdoor temperature 46°)and static pressure. Inspected wiring and controls: there are no surge protection devices. Left estimate for ZapPro ECM style surge protection for outdoor circuit and Intermatic style surge protector for indoor circuit. Inspected EZ trap and drain. Monitored refrigerant pressures and diagnostics: 80/260 Outdoor temperature 46°; Indoor return air temperature 59° Left estimate for AC+Heat Pump plan membership. Paige May be interested in maintenance plan for the other systems in the building. Many of the systems are approaching replacement age. System is operating well at this time.

Performed Quality Assurance inspection on Amana Heat Pump/Air Handler. Reviewed installation with tenant. Tested system in Heat Pump and Emergency Heat modes. Measured Temperature splits and Static Pressure. Reviewed air flow blower speed and all settings on thermostat. Poured water through drain line and tested EZ Trap safety. Replaced the 16x20x1 Air Filter with a filter that was onsite. Recommended to tenant that the Air Filter be checked every 1-2 months and changed as necessary. Filter should be checked in June and changed if needed.

Performed QA on Amana Heat Pump system. Reviewed installation with homeowner. Spoke with her about her concerns for the Upstairs and First Floor areas. After testing system and increasing blower circulate to 60% Speed recommended that she sees how the system operates in the AC season before closing and adjusting dampers. Explained the system characteristics and that we modified ductwork and added a return vent which will affect how the new system operates. Let her know that after the system has been running in full season we will come back in the summer for the Six Month inspection and we will see how the system has been performing and if anything needs to be adjusted then. Completed checklist form in system. This install passed the QA Inspection. 1 yellow mark for wiring: found loose wires at board terminal in AHU and also cleaned up wiring at the thermostat. Installation looked very nice. No additional follow up needed.

Installed new Amana air handler in on new 8in return box. Cut back and adapted to existing supply and return duct work. Installed new supply box and adapted supply run for kitchen area into left side. Installed new Aprilaire 313 filter box, Installed new 8in supply pipe and new 10 in supply pipe. Installed new 10in return in dining room area. Sealed all duct connections. Installed new outdoor unit on leveled stone and pad. Installed new disconnect and whip for outdoor unit. Flushed existing lineset due to accessibility. Pressure tested and evacuated below 500 microns, added 6 ounces of refrigerant. Installed new condensate pump and vinyl tubing. Installed new ez trap and wired safeties. Installed new outlet for condensate pump. Installed new reme halo and eco bee 5 thermostat. Tested system in heating and cooling. Install went over with customer and work area cleaned.

Compressor of 2.5 Ton Air temp heat pump shorted to ground. Megaohmeter confirms windings are shorted to ground. Emailed estimate for compressor replacement (repair). There is one return on second floor but it is not connected to return trunk. We need to assess ductwork add return as appropriate. There are supply trunk dampers on two of the supply branch ducts. We recommend replacing equipment, adding return(s), and installing smart thermostat with room sensors. Comfort consultant appointment scheduled for 12-2. Heat pump is down until compressor replacement or full system replacement occurs.
